Management Services
Our fee for management, paid from rental monies as collected and beginning with the second month if we also handle Placement, is 10% of the monthly rents actually collected and includes the following services:

  • Everything included in Placement of Tenants (listed below), PLUS:

  • Collect monthly rents and disburse to Landlord as instructed

  • Supervise and pay all minor maintenance and repairs from rents

  • Peform exit inspection for compliance by Tenant before Security Deposit is refunded

  • Remit monthly statements to Landlord showing income and expenses

  • Remit annual IRS-1099 to Landlord

  • Maintain security deposit in non-interest bearing account

  • All Tenant communication regardless of topic

  • Owner/Tenant Liason

  • Propety management comparable analysis and marketing consultation

  • Property evaluations

  • Property maintenance to include evaluation of present property condition and recommendations for changes if needed

  • Property evaluations by outside contractors if needed regarding current condition of operating systems and recommendations for maintenance or replacement if needed.

  • Routine property inspections to ensure lease compliance and property condition to include property photos.
