Our company excels in maintaining the condition of the homes we manage. Routine drives are conducted to ensure the lawns are well-kept, there are an appropriate number of cars legally parked at the home, trash containers are not visible, etc. Additionally, annual inspections are planned to review the interior of the home, and any items requiring attention are promptly taken care of.
Our goal is to maintain each property as if it were our very own. I know they are rentals, so I do not over-improve or over-repair. A clean, working, habitable home is what we strive to provide.
As an investor, I understand that it is crucial to obtain the best price for all repairs. Keeping the costs down for our clients is very important. Our office will contact you for approval should any repairs exceed $300.00. In that case, we can obtain quotes from two or three vendors so you can make an informed decision. On the repairs under $300.00, we typically use the handyman we have been working with for over two years. We do check his prices occasionally, and have found him to be the most reasonable, responsible and responsive.
We have excellent working relationships with our tenants, and most stay in the homes for years because their concerns receive our prompt attention. We also have excellent relationships with our clients, as we realize that professionalism and communication are key. In addition, we notify the appropriate homeowner association that we are managing the home, and ask that they contact us directly if they notice any non-compliance. Copies of the HOA guidelines are on file and are provided to tenants at move-in.
